From a Shower Niche to Eastman Chemical’s 2024 10-K: A Buyer’s Story

On the first Tuesday of October 2024, our facilities coordinator sent me an email with a photo attached. The subject line read: how to turn off liquid glass?

My first thought was that he was asking about some phone setting. It took me a second to realize he meant the protective liquid glass coating that had been applied to our new office shower enclosure two days earlier. The coating hadn’t cured properly. The glass now looked like someone had wiped it with a dirty rag and then dared it to dry.

I didn’t have an answer for him. That’s because I hadn’t understood the question in the first place.

A shower niche turned into my month’s biggest lesson

I’m an office administrator for a real-estate services firm with roughly 240 employees across two locations. My official title doesn’t say “procurement,” but if a project involves facility vendors, service contracts, and invoices, I’m usually the one holding the spreadsheet. In September 2024, we were finishing a wellness room renovation on the second floor. The design called for an ADA-compliant shower, and the contractor’s drawing labeled a recessed shelf area as a “shower niche.” Not exactly a glamorous detail, but it was on my list.

The niche itself was simple: tile surround, a couple of custom glass shelves, a tempered glass door. The local glass shop—the same Glass Doctor franchise that replaced our broken entry door last spring—quoted us $1,940 for the fabricated panels and installation. That felt reasonable. Then the sales rep asked if we wanted the upgrade.

“For another $218, we can apply a liquid glass coating,” he said. “It repels water, makes cleaning easier, and keeps soap scum off the glass. For a commercial shower that gets used by employees every day, it’s worth it.”

I approved it. That’s where the trouble started.

The part that didn’t show up in the quote

Here’s what I learned the hard way: “liquid glass” isn’t one product. It’s a general term for silane or silica-based nano-coatings that form a thin, glass-like protective layer on a surface. The coating is supposed to make the glass hydrophobic. Water beads up and rolls off. Cleaning takes half the time. It sounds like a smart upgrade for a shower—and it is, when it’s applied under the right conditions.

The catch is curing. After the technician applies the coating, the surface needs to sit for at least 24 hours without being touched by water or cleaning chemicals. The glass tech left a printed notice taped to the door: DO NOT USE. COATING CURING.

Someone from our night cleaning crew didn’t see the notice until after they’d wiped down the glass with an alkaline cleaner. The coating hadn’t finished bonding. The result was a patchy, streaky film that made the expensive glass look worse than a $200 shower door from a big-box store.

That’s when the facilities coordinator sent me his question: “How do we turn off the liquid glass?”

He meant it literally, like there was a switch somewhere. I checked with the glass shop. There isn’t.

Once a liquid glass coating starts curing, you don’t “turn it off.” You can’t wipe it away with glass cleaner. You can’t polish it out. The only fix is to strip the coating with a specialized solvent, clean the glass, and reapply it from scratch. The rework cost us an extra $575 and delayed the floor opening by two days.

What I should have asked before ordering

Most buyers in this situation focus on the obvious details: glass thickness, hardware finish, whether the door swings the right way. Those matter, but they’re not the whole story. The question everyone asks is “is it tempered glass?” The better question is “what coating are you using, and who actually manufactures the chemistry behind it?”

After the redo, I spent an evening reading through the product documentation the glass shop had given us. It referenced materials from Eastman Chemical—not as a consumer brand you’d recognize, but as a supplier to coating formulators and glass manufacturers. Eastman’s chemistry shows up in everything from adhesion promoters to polymer resins and interlayers. You don’t see its name on the final glass panel, but its materials are quietly part of the performance you’re paying for.

That realization changed how I thought about the whole project. I wasn’t just buying glass. I was buying chemistry, application skill, and a supply chain I couldn’t inspect with my own eyes.

So I did what I do with any vendor that matters: I ran basic due diligence on the company behind the materials. I looked at Eastman Chemical’s most recent annual filing. In its 2024 Form 10-K, Eastman Chemical reported net sales of approximately $9.4 billion for fiscal 2024. That level of revenue tells you the company isn’t a niche lab operation. It’s a major industrial player with real manufacturing scale.

I also checked the background of the Eastman Chemical board of directors in the related proxy materials. For a supplier that could sit behind building materials for decades, governance matters. A board with a mix of chemical industry, financial, and operational experience gives me more confidence that the company will still exist when I need to source a replacement product or verify a regulatory claim.

I’m not a chemist. I don’t read 10-Ks for fun. But this experience taught me that the most invisible parts of a building project are often the ones that can cause the most visible damage when they go wrong.

What I’d tell another buyer

  • Ask for the coating product name in writing. If a vendor says “liquid glass” or “nano-coating,” ask exactly which product they use, who makes it, and what the curing instructions are. A straight answer tells you more than any glossy brochure.
  • Make curing a formal part of the schedule. The coating wasn’t the problem. The lack of communication around the curing window was the problem. In a commercial renovation, the cleaning crew is just as important as the glass installer.
  • Vet the material supplier, not just the installer. The installer’s quote only tells you part of the story. When a material claims to deliver premium performance, I want to know if the company behind it has real assets, real reporting, and real accountability.

Since the re-coating, the glass in the shower niche has been holding up fine. No streaks. No soap scum buildup. The finish looks exactly the way it did on the day the technician walked away.

But I’ll never look at a glass upgrade the same way. In my experience, the quality of what you can’t easily see is what people notice the most in the end. A shower is a small part of a building—until it looks bad. Then everyone sees it.

If I remember the exact lesson correctly: always verify the chemistry behind the surface. That one habit would have saved us two days, $575, and a very confusing email about turning off liquid glass.
